Your Markham HVAC Team, Based in Mississauga

We're Furnace King Home Services, a Mississauga heating and cooling company, and we serve homes across Markham from our shop on Mattawa Avenue. We've been doing this for over 40 years, and we're a TSSA-registered fuels contractor (#000298169).

Whether you've got a furnace that won't start, an air conditioner that can't keep up, or a bigger question about a heat pump, we start by looking at your actual system and your house. You get a clear repair-or-replace picture and a free quote, and our line is open 24/7 if something stops working.

Furnace Repair and Replacement

Most Markham homes are detached houses, but townhouses and semis are common too, and each gets a different furnace fit. We diagnose first, then show you a plain repair-versus-replace comparison, so you only replace what's worth replacing. Compare options on our new and replacement furnaces page.

Air Conditioning

We repair, tune up and replace central air conditioners. Where the outdoor unit goes matters on a tight townhouse lot or a heritage street, so we look at placement with you before we quote the equipment. See our air conditioning services.

Heat Pumps

One system heats and cools, and Furnace King is listed on the Home Renovation Savings heat pump contractor directory, which isn't an endorsement. We'll talk through whether a cold-climate air-source heat pump suits your home and your current gas or electric heating. See our heat pump services.

Maintenance and Tune-Ups

A yearly furnace and AC check catches small problems before the first cold night or the first hot week. Ask us about a maintenance plan so the visit is booked before you have to remember it. See HVAC maintenance and plans.

Tankless Water Heaters

If your tank is aging or your family has outgrown it, a tankless water heater gives you hot water on demand and frees up floor space. We supply, install and service them for Markham homes. More on tankless water heaters.

Emergency Service

No heat in January or no cooling in July doesn't keep office hours, and neither do we. Call (905) 564-5464 at any time. If you smell gas or a carbon monoxide alarm sounds, get everyone outside and call 911 first. Details on our emergency service page.

We also handle duct cleaning, humidifiers and indoor air quality for Markham homes, so one call covers the whole system.

Markham Permits and Heritage Districts for a Furnace or AC Swap

Before you sign a quote, it helps to know what Markham actually asks of you. The City's building permit page lists replacing a furnace, or adding an air conditioner or a heat pump, among the projects that don't need a building permit. Installing a new furnace that uses a new fuel source is different, and that one does. If a gas line or venting change is part of the job, we'll tell you what that involves before work starts, and when a permit is needed, we file it for you.

Heritage is the other piece. Markham has four heritage conservation districts: Unionville, Markham Village, Thornhill and Buttonville. In those districts the City says owners must get approval for exterior alterations through a Minor or Major Heritage Permit application.

The district plans for Unionville, Thornhill and Buttonville put their guidance on mechanical equipment in the roof section: keep it away from public view and as inconspicuous as possible. Markham Village's plan asks for considerable care before mechanical equipment goes on a roof. For a ground-level air conditioner or heat pump, the City is the one to confirm where the outdoor unit can sit.

If your home is in one of those districts, call the City's Heritage Section before we settle on a spot for the outdoor unit. We'll walk the property with you and suggest placement options to take to them. Anywhere else in Markham, a like-for-like swap comes down to the equipment, the size of your house and your budget.

Before You Book a Furnace or AC Replacement in Markham

A few minutes of prep makes the quote faster and the install smoother.

  • Check whether your street is in the Unionville, Markham Village, Thornhill or Buttonville heritage district; if it is, ask the City's Heritage Section about exterior equipment first.
  • Find your furnace's age and model on the label inside the cabinet, and tell us what it's been doing.
  • Decide if you're replacing like for like or changing fuel, because a new fuel source needs a City building permit (we file it for you).
  • If you heat with gas through Enbridge Gas and you're curious about a cold-climate air-source heat pump, ask us about the Home Renovation Savings rebate before you buy.
  • Try the HVAC cost estimator for a starting range, then book your free quote.
  • Ask about financing: it's available on heat pumps as well as on furnaces and air conditioners.

Frequently Asked Questions About HVAC in Markham

Do I need a building permit to replace my furnace in Markham?

The City of Markham's building permit page lists replacing a furnace, or adding an air conditioner or heat pump, among the projects that don't need a building permit. A new furnace that uses a new fuel source does need one. The City's fee schedule also lists a heating plant replacement fee, so if your project sits near either line, call the City's Building office to confirm before work starts.

Can I put an air conditioner or heat pump outside in a Markham heritage district?

Owners in Unionville, Markham Village, Thornhill and Buttonville need approval from the City for exterior alterations, through a Minor or Major Heritage Permit application. For a ground-level condenser or heat pump, ask the City's Heritage Section where the unit can go. We can suggest placement options to take along.

Should a 40-year-old furnace be replaced?

It's worth pricing a replacement, especially if repairs keep coming or the heat is uneven. We compare what the repair would cost against a new furnace. Our estimator shows a furnace range of $3,000 to $8,500 as a starting point; your price depends on the home.

Is there a rebate for a heat pump in Markham?

Ontario's Home Renovation Savings program lists a cold-climate air-source heat pump rebate of $500 per ton, up to $2,000, if you heat with natural gas as an Enbridge Gas customer. Homes heated with electricity, oil, propane or wood are listed at $1,250 per ton, up to $7,500. Pre-approval is mandatory, so check the program site before you buy.
